VALUATIONS
Rennie & Partners provides independent valuations of all
types of residential, commercial and industrial property.
We undertake valuations for the following:
- Bank Lending
- Company Accounts
- Insurance
- Probate
- Business Rates
- Taxation
Valuations are undertaken in accordance with the terms of
the RICS Appraisal and Valuation Manual.
EXPERT WITNESS
Rennie & Partners is appointed by both national and local
solicitors as expert witness to provide advice in building
disputes, boundary disputes and negligence allegations
against other surveyors. We work within the Civil Procedure
Rules and RICS Rules.
We will appraise the dispute and prepare a report for our
client on the best way to mitigate cost exposure. If
required, we will initiate early Without Prejudice meetings
to try and narrow the issues between the parties and the
areas of dispute. If the matter cannot be resolved and we
are required to prepare an expert report, this document has
to be independent of those who have instructed us. At this
point our duty is to the court.

DILAPIDATIONS
Rennie & Partners advises both landlords and tenants on
dilapidations liability during a lease and at the expiration of
a
lease. In most negotiations relating to dilapidations we have
managed to achieve a settlement or alternative dispute
resolution, thereby avoiding the need for a full Court Hearing
and associated costs.
Failure to keep a building in good repair can give rise to a
claim for damages. Under a typical lease, either the landlord
or the tenant is responsible for the repair, redecoration and
maintenance of both exterior and interior of the building.
Substantial liabilities can arise when either the landlord or
the tenant fails to keep the building in good repair.
If a commercial tenant is responsible for repair, Section 18 of
the Landlord and Tenant Act 1927 limits the tenants liability
and, in some circumstances, can be a defence against large
dilapidations claims.
PLANNING SUPERVISOR
The Construction, Design and Management Regulations mean
that most building projects require Planning Supervisors,
appointed under those Regulations to ensure satisfactory preplanning,
Health and Safety requirements. In order to achieve
this, method statements are written and adhered to.
We undertake this work for clients as an addition to our Project
Management services. We can undertake CDM work for clients
carrying out construction work through other Consultants. |
