REINSTATEMENT COST ASSESSMENT
Rennie & Partners undertakes Reinstatement Cost
Assessments for residential properties. When undertaking a
Building Survey or RICS HOMEBUYER Survey the rebuilding
cost is included within the service.
A Building Owner has to insure a building for its full
rebuilding cost, which may be completely different to the
purchase price or value of the property. By calculating the
size of a property and assessing its construction we are
able
to calculate the rebuilding cost, including for demolition
and
site clearance and professional fees for redesign. Where
VAT
is applicable, this will also be included.
LEASE RENEWALS
When a lease expires, both landlords and tenants have the
opportunity to consider whether they wish to agree a new
lease. This falls within the jurisdiction of the Landlord and
Tenant Act 1954, Part II, unless at the beginning of the
lease the parties had jointly excluded the lease from the
security of tenure provisions. There are strict time tables
set out for the serving of Notices and these must be
followed. We advise both landlords and tenants on lease
renewals and negotiate terms.

RENT REVIEWS
Rennie & Partners is experienced in advising both landlords
and tenants upon securing the best possible rent review
dependant upon the facts of the case.
Our advice will always have regard to the rent review
provisions set out in the lease. We consider technical and
legal issues, as well as market evidence and conditions.
We
will provide you with evidence as to current market conditions
and advise on the market rent.
We are experienced in preparing Expert Witness reports for
written submissions to Arbitrators and Independent Experts.
However, this is a last resort and we will always advise
on the
best way to mitigate cost exposure if settlement is proving
difficult to achieve.
PROJECT MANAGEMENT
Rennie & Partners provides Project Management services to both
residential and commercial clients.
We can undertake the role of the design team (refer to
Architectural Design & Contract Administration) or act
as the
focal point between the client, the design team and contractor.
We identify the clients objectives, evaluating alternatives
and
translate them into a brief.
We co-ordinate and plan the project from inception to completion.
