Property Management is essential for landlords and tenants to maximise
their returns from investments. To do
this you need effective tax and cost efficient management which takes
up time. This is why many landlords
employ Chartered Surveyors like ourselves.
Rennie & Partners manages blocks of flats for landlords and
residents. We ensure that maintenance and
repairs are carried out promptly and effectively. We prepare budgets
for annual expenditure, collect service
charge contributions and provide detailed income and expenditure
statements. We comply with relevant
Legislation and the Client Account Regulations of the Royal Institution
of Chartered Surveyors.
As part of our property management service, we undertake an annual
inspection of the building. Any defects
that have arisen or may arise, are identified, costed and provided
for in the budget for the following twelve
months. If repair works are required, we obtain quotations to comply
with the Legislation and issue the
necessary Notices. We will prepare Schedules of the Work required,
inspect the work in progress and ensure
satisfactory completion.
We also manage commercial property for clients. Our clients are
both Property Companies and individual
investors. We collect rent and service charge income, inspect annually
to ensure that repairing obligations are
being met. In the case of a multi user building where the landlord
is responsible for repairs and collects them
via a service charge, we ensure that the building is kept in good
repair and will prepare a five year
maintenance programme.
As part of our management service, we also arrange new lettings,
lease renewals and rent reviews.
