The RICS HOMEBUYERS Survey & Valuation
An inspection, which in addition to reporting on the general condition of the property, provides a professional
opinion of those matters which require action or evaluation by the purchaser before proceeding with the
purchase. The report is prepared to a standard format and is designed as an economy service. For this reason,
it is only intended for houses, flats and bungalows that are conventional in type and construction and appear
to be in reasonable condition. The HOMEBUYER Survey unlike a Building Survey provides a valuation as an
integral part of the Service.

These surveys are undertaken by experienced Chartered Building Surveyors. The cost is dependent on the size,
age and location of the building.

Pathology Reports
Recommended where a property suffers a specific defect such as movement (subsidence, heave etc),
dampness, timber defects (rot, woodworm, etc). The report will advise upon the extent and cause of the defect
and will recommend remedial works.

Properties which have cracked as a result of foundation movement may require crack monitoring, ground
investigations and drainage camera surveys for an insurance claim. Rennie & Partners are experienced in
providing the above services and negotiating subsidence claims with insurers on behalf of the insured. The cost
of the survey is dependent on the defect.

Part Building Survey
This type of survey is usually provided to a client who is buying a building with the intention of completely
refurbishing the property and who has some experience of construction and refurbishment. This survey
provides advice only on the main structural elements of the building (walls, floors, cellars, roof structure & roof
coverings) and does not include any comment upon internal joinery, internal fixtures and fittings, services,
drainage, outbuildings and boundaries etc. The cost of the survey is dependent on the size, age and location of
